Many homeowners don’t know when to call an expert for asbestos testing when renovating or demolishing their property.
Use the checklist below to find out when to consult an expert to help you meet the guidelines for asbestos testing.
1. Testing for asbestos before any renovation project
It doesn’t matter if your building is old or newly constructed. Asbestos testing requirements cannot be ignored because asbestos cannot be removed entirely. It is present in many forms, even in newer construction.
That’s why the National Emission Standards for Hazardous Air Pollutants (NESHAP) make asbestos testing mandatory before any renovation project, regardless of the building’s age.
2. Testing for asbestos before any demolition work
According to NESHAP, there is no respite for asbestos testing, even when the building is being demolished. It must be done in advance, regardless of the building’s age, condition, or other factors. The only exception is when the building is structurally unstable and may cause damage to the technician.
Regardless of the age of the building, asbestos is used in building materials and remains harmless when intact but becomes hazardous when disturbed.
3. Periodically test for friable asbestos in older buildings
Testing for asbestos is not limited to renovations and demolitions. They are present in older building materials such as insulation and fireproofing. Even minor maintenance work can disturb friable materials and become hazardous to human health.
That is why it is necessary to check asbestos-containing materials in older buildings to see if they have become potential hazards. Therefore, it is advisable to test for asbestos before buying an old property and repeat it every 6 to 12 months.
4. Test when there are occupant complaints
Suppose a worker, occupant, or tenant in your building complains about the presence of asbestos. In that case, it is necessary to follow up immediately, regardless of whether it was a misunderstanding or recognized by other factors.
Regardless of the response to the complaint, take it seriously and call the experts to test your building for asbestos. It is best to have your building tested to avoid any health risks and legal or regulatory consequences.
